Non-Residential Construction – New, Additions, and Alterations

(Approvals could take 3 weeks or more)

For City Agent Review:

  • Oak Creek Application for Agent Review, Buildings, HVAC, and Components (OCSBD-118)
  • Non-Residential Building Permit Application
  • Erosion Control Permit Application
    • Separate set of civil plans
  • Non-Residential Occupancy Application
  • One (1) separate set of Civil drawings
  • 4 sets of building plans, 3 of which are red stamped by the designer or architect
  • 2 sets of Specifications and Calculations
  • An electronic version of the building plans

For State-approved building plans:

  • Non-Residential Building Permit Application
  • Erosion Control Permit Application
  • One (1) separate set of Civil Drawings
  • 4 sets of building plans, 2 of which have been stamped approved by the State along with the approval letter.

HVAC 

  • Non-Residential HVAC permit application
  • For City Agent reviewed HVAC plans, 2 sets (stamped by the designer) and 2 sets of calculations designed either by the 2009 IECC or ASHRAE 90.1-2007 codes.
  • For State approved HVAC plans: 2 sets of plans, stamped approved by the State and 2 sets of calculations.

New Residential Construction – One and Two Family

* As of January 1st, 2018, Wisconsin Department of Safety and Professional Services (DSPS) require that you apply through their website before submitting any paperwork to your municipality.

  • Wisconsin Uniform Building Permit Application
  • A copy of the DSPS confirmation sheet
  • Erosion Control Permit Application
  • Residential Occupancy Application
  • Two (2) Copies of Plat of Survey
  • Three (3) Sets of Architectural Plans
  • Heat Loss Calculation Sheet
  • Wind Bracing compliance worksheet

One and Two Family Additions (includes attached garage)

  • Building Permit Application
  • Plat of Survey (if adding on ground level)
  • 2 sets of plans
  • Erosion Control Permit Application, may be required
  • A set of Civil drawing, if Erosion Control is required

One and Two Family Alterations/Remodels (ie. Structural Changes, finishing or remodeling basement, egress window)

  • Building Permit Application
  • 1 set of plans
  • *Egress window require a plat of survey indicating where the opening will be

Fence or Swimming Pool

  • Fence or Swimming Pool Permit Application
  • Plat of Survey, highlight where structure will be placed
  • Setback information (from lot lines to the pool or fence)

Deck

  • Deck Permit Application (2 sided)
  • Plat of Survey, highlight where structure will be placed
  • Setback information (from lot lines to the deck)
  • Plans for the Deck

Garage, detached and Shed (New & Addition)

  • Accessory Building Permit Application
  • Plat of Survey, highlight where structure will be placed
  • Setback Information (from lot line to the garage or shed)
  • Plans or detailed information

Signs, Monument/Pylon

  • Building Permit Application
  • Sign graphics with size, dimension, and square footage
  • Setback information (from the lot lines to the sign)
  • Site plan, highlight where the placement will be

Signs, Wall

  • Building Permit Application
  • Sign graphics with size, dimension, square footage and placement on the wall

Raze & Remove, Primary Structures

Raze Ordinance: Link to the raze ordinance

  • Building Permit Application
  • Surety Bond
  • Certificate of Insurance
  • Electric & Gas disconnect confirmation letters from We Energies
  • Asbestos removal report, Non-residential properties only
  • Well abandonment report, if any is onsite for the building
  • Septic pump report, if any is onsite for the building
  • A plumbing permit is required for abandonments of the water, storm, and sanitary laterals, and septic/holding tank. **Need to be submitted and inspected by the Plumbing Inspector prior to issuance of the raze permit.

Raze & Remove, Accessory Structures

(Larger than 120 Square Feet)

  • Building Permit Application
  • If supplied by its own meter, Electric & Gas disconnect confirmation letters from We Energies.
