MINUTES OF THE SPECIAL

OAK CREEK PLAN COMMISSION MEETING

TUESDAY, JANUARY 3, 2007

Mayor Bolender called the meeting to order at 6:45 p.m.  The following Commissioners were present at roll call: Commissioner Dickmann, Commissioner St. John, Commissioner Sokol, Commissioner Siira, Commissioner Kopplin, Mayor Bolender, Commissioner Grabowski, Commissioner Correll and Commissioner Peterson.  Also present were Doug Seymour, Director of Community Development, and Assistant Fire Chief George Krudop.

Final Plat – Shepard Orchard Subdivision
10020, 10050, 10110, and 10160 S. Shepard Avenue
Tax Key No.:  922-9081-001, 922-9069, 922-9073, & 922-9077-001

Mr. Seymour explained to the Commission the applicant was requesting approval of the Final Plat for the Shepard Orchard Subdivision.  The final plat would create 48 lots in the Rs-2, Single Family residential zoning district.  The item was held at the December 12, 2006 meeting because of some stormwater runoff concerns.  The Engineering Department has visited the site and has determined that the grading was completed as approved and that all of the drainage issues brought up at the last meeting have been resolved. 

Commissioner Dickmann moved that the Commission recommend to the Common Council that the Final Plat for the Shepard Orchard Subdivision be approved, subject to the following conditions:

1. That all technical corrections are made prior to recording.
2. That the developer submits a letter acknowledging their responsibility for the sewer, including periodic cleaning, cleaning required by the Utility and liability incurred as a result of a sewer back-up caused by this line until they are released from their development agreement.  This letter must be received by the Water and Sewer Utility prior to recording. 

Commissioner Correll seconds.  Roll call, all voted aye.  Motion to approve carries. 

Commissioner Peterson moved to adjourn.  Commissioner Correll seconds.  Roll call, all voted aye.  The meeting adjourned at 7:00p.m.
