Recommendation:  That the Council adopt Ordinance No. 2496, rezoning the properties at 7377, 7421R and 7471 South 13th Street from Rs-3 Single Family Residential to I-1, Institutional.

 

Background  The Oak Creek Assembly of God church is requesting that the properties at 7377, 7421R and 7471 South 13th Street be rezoned from Rs-3, Single Family Residential to I-1, Institutional District to be consistent with their parcel to the north which is zoned I-1. These parcels are currently zoned Rs-3, Single Family Residential. Floodway and flood fringe areas are located on the southwest end of the property at 7421 S. 13th Street. A large amount of floodway and flood fringe areas are located on the west end of the property at 7471 S. 13th Street. The land use plan identifies single family residential along with natural resource protection for the floodway area on these parcels. The church has indicated that there are no plans to develop these properties at this time.

 

The church is recording a certified survey map that will combine all of the properties under its ownership.

 

The Plan Commission has reviewed this request and has recommended that these properties be rezoned as requested after a public hearing.

 

Fiscal Impact:  These properties are all currently owned by the church and are tax exempt.
