Recommendation: That the Council adopt Resolution No. 10843-031808 approving a certified survey map for Wisco Hotel Group and Edgerton Contractors located at 6440 & 6466 S. 13th Street.

Background: Wisco Hotel Group and Edgerton Contractors are requesting approval of a certified survey map that would redraw property lines at 6440 & 6466 S. 13th Street to accommodate two hotels, Candlewood Suites and Fairfield Inn & Suites, and new facilities for Edgerton Contractors.

The certified survey map will create three (3) parcels. Lot 1 will be the site of Edgerton Contractors. Lot 2 will be the site of the Fairfield Inn & Suites and the Candlewood Suites hotels. Outlot 1 will be the location of a shared stormwater management pond, which will be owned and maintained by the owner of Lot 1 (Edgerton Contractors) The Planned Unit Development requires a minimum lot with of 70 feet, which each of the two lots meets.

At the February 26, 2008 meeting the Plan Commission approved site, building, and landscaping plans for both of the hotels and the Edgerton Contractor’s buildings.

The Plan Commission has reviewed the proposed CSM and has recommended its approval.

Fiscal Impact: Development on these properties will have a positive fiscal impact on the City. The estimated cost of this development is in excess of $20 million.
