Recommendation:  That the Council adopt Resolution No. 10807-121807 approving the final plat for The Bluffs of Oak Creek subdivision. 

 

Background:  The applicant is requesting approval of the final plat for the first phase of the Bluffs of Oak Creek. The final plat for this phase will create 44 lots in the Rs-1, Single Family residential zoning district and one (1) lot, number 45, in the Rm-1, Multi-family residential zoning district.  This lot will be the site of the future condominium development. The preliminary plat was approved at the December 6, 2005 Plan Commission meeting.  Lots in this district require a minimum lot area of 21,780 square feet and a minimum lot width of 115 feet (125 for corner lots).  Each of these lots meets or exceeds this requirement.

 

The final plat substantially conforms to the preliminary plat. The public improvements have been certified as complete by the Engineering Department, the Streets Department, and the Water and Sewer Utility.  

 

The Plan Commission has reviewed the final plat and has recommended its approval with the condition that any technical corrections are made prior to recording of the plat, and that all fees be paid prior to the Council approval.

 

As of the drafting of this report, the required cash deposits had not been submitted to the City.

 

Fiscal Impact:  This phase of the subdivision will generate $80,546 in impact and development fees as permits are issued for homes to be built on these lots.
