Recommendation:  That the Council adopt Resolution No. 10794-100207, approving a certified survey map submitted by Country Creek Homes, Inc. for the properties at 2630 E. Puetz Road and 2521 E. Sharon Drive.

 

Background:  Country Creek Homes is requesting approval of a certified survey map that will create two (2) buildable lots and two (2) outlots which will be developed as an addition to the Stone Creek Subdivision. The two (2) lots created meet the requirements of the Rs-4, Single Family Residential zoning district which requires a minimum lot size of 10,000 square feet and 75 feet of lot width (85 for corner lots). 

 

The property at 2521 E. Sharon Drive (Lot 12) of the original Stone Creek subdivision (a copy of the final plat for the original Stone Creek is included with this staff report) had a temporary public drainage easement on it.  This easement was intended to be temporary until E. Sharon Drive was extended and connected to the east.  Now that the road connection is going in a permanent easement will be established just to the east. 

 

Fiscal Impact:  The creation of these lots, and the construction of homes within the Rs-4 zoning district will add to the City’s tax base, but the revenue generated by the new development will likely not be sufficient to cover the cost of providing services to the homes built on these lots.
