Recommendation:  That the Council adopt Resolution No. 10720-010307 approving the final plat for the Belmont Grove subdivision.  

Background:  The applicant is requesting approval of the Final Plat for the Belmont Grove Subdivision. This final plat will create twelve (12) lots in the Rs-2, Single Family residential zoning district. The original preliminary plat was approved by the Plan Commission on May 24, 2005.  Lots in this district require a minimum lot area of 17,000 square feet and a minimum lot width of 100 feet (110 for corner lots).  Each of these lots exceeds this requirement and most of them are a half acre or larger. 

The final plat substantially conforms to the preliminary plat. The public improvements have been certified as complete by the Engineering Department, the Streets Department, and the Water and Sewer Utility. 

The Plan Commission has reviewed the final plat and has recommended its approval.

Fiscal Impact:  This subdivision will generate $23,880 in impact and development fees as permits are issued for homes to be built on these lots.
