Recommendation: That the Council adopt Resolution No. 10647-070506, which would approve the development agreement for The Bluffs of Oak Creek subdivision.
Background: Herget & Plavsic Development, LLC is requesting Common Council approval of the development agreement for The Bluffs of Oak Creek subdivision at 4201 E. Fitzsimmons Road, 4340 and 4440 E. Oakwood Road, 10250, 10190 and 10150 S. Chicago Road. The subdivision would create 146 lots in the Rs-1 Single Family Residential zoning district. Lots in the Rs-1 zoning district require 115 feet of width and a minimum lot area of one-half acre. Each of the lots in this subdivision meets or exceeds this requirement. There would also be an outlot for future condominium development of approximately 80 units.
The Plan Commission reviewed and conditionally approved the preliminary plat for this subdivision at their meeting of December 6, 2005.
Fiscal Impact: This subdivision will generate approximately $413,806 in impact and development fees as permits are issued for homes to be built on these lots.
Data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
