Recommendation: That the Council adopt Resolution No. 10652-071806 approving a certified survey map for the Kristine Fischer and Jean Kaiser at 10961 and 10991 S. 10th Avenue.
Background: Kristine Fischer and Jean Kaiser are requesting approval of a certified survey map that will reconfigure the property lines between the properties at 10991 & 10961 S. 10th Avenue. The owner of 10961 S. 10th Avenue is selling the rear 3.6 acres of their lot to the property owner to the south. These 3.6 acres are zoned ER, Equestrian Residential. No additional development will occur as a result of this CSM, it is only being done to move property lines behind the parcels.
Lot 1, which is zoned Rs-3 in the front and ER in the back, will be 7.90 acres. Lot 2, which is entirely zoned Rs-3 will be 1.3 acres. Lots in the Rs-3, Single Family Residential zoning district require a minimum lot width of 80 feet (90 for corner lots) and a minimum area of 12,000 square feet. Each of these lots exceeds these requirements. In terms of the ER, Equestrian Residential zoned portion, ER zoning requires a minimum lot width of 200 feet and three (3) acres in area. When the zoning map for this area was approved the split zoning was established to allow the owners to have horses under the ER zoning district in the rear of the properties. The Rs-3 zoning at the front of the properties was established because the some of the properties in the area did not have the requisite 200 feet of lot width.
Fiscal Impact: None. No additional development will take place as a result of the redivision of these properties.
