Recommendation:  That the Council adopt Resolution No. 10645-062006 approving a certified survey map for the Oak Creek-Franklin School District at 3871 E. Bluestem Drive.

 

Background:  The Oak Creek-Franklin School District is requesting approval of a certified survey map that will split off a 1.05 acre outlot from the existing Deerfield Elementary School property.  After the split, the school property will be 8.0 acres.  The outlot would be incorporated into the Emerald Meadows Addition No. 2 subdivision.  There is an officially mapped street that runs through the southern portion of the outlot. This will be constructed and dedicated to the City as part of the Emerald Meadow Addition No. 2 development. There is also a segment of the outlot area that shows a previously recorded street reservation.  This will be removed via the final plat which must be approved by the Plan Commission and Common Council.

 

The Plan Commission has reviewed the proposed CSM and has recommended its approval.

 

Fiscal Impact: The transfer of this outlot will bring this outlot into a taxable status.  Data has suggested that any homes constructed on the newly created lots in the proposed subdivision would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
