Recommendation:  That the Council adopt Ordinance No. 2414, authorizing the issuance of a conditional use permit for inflammable gas and liquids storage in excess of 5000 gallons as an accessory use for the property at 6930 S. 6th Street.

 

Background:  Airoldi Brothers Inc. is requesting that the existing conditional use for the property at 6930 S. 6th Street is amended to allow for inflammable gas and liquids storage in excess of 5,000 gallons as an accessory use.  The current conditional use permit, issued in September of 1990 allows the use of this property as a cartage and express (trucking) facility.  This permit was issued to Allstates Trucking, however the conditional use runs with the property and will allow Airoldi Brothers to continue the use as a trucking facility.

 

The underground fueling tanks would be located just south of the building and would have a fuel capacity of 20,000 gallons. The tank installation will need to conform to state code and be approved by the state tank inspector.  A containment plan must also be submitted to the City for review and approval by the Engineering and the Fire Department to control any spilled flammable liquids.  The proposed facility will be open 24 hours a day, 7 days a week.  They will employ 18 people in the truck maintenance area and 7 people in the office area. 

 

The Plan Commission has reviewed this request, and has recommended that it be approved subject to the attached conditions and restrictions.

 

Fiscal Impact:  The additional investment will have a positive fiscal impact to the City.
