Recommendation: That the Council adopt Resolution No. 10621-040306, approving a certified survey map for the property at 9102 S. 20th Street.
Background: The applicant is requesting approval of a certified survey map that will create four lots in the Rd-1 (PUD) zoning district. This CSM is being done to divide the duplex lots (1 and 4) from the lots that are proposed to be used for single family residences (2 and 3). The road has been installed and the CSM is required to dedicate this street to the City of Oak Creek.
Lots in this district must have a minimum lot area of 15,000 square feet and 100 feet of lot width (110 for corner lots). Though the two single-family lots do not have the required width at the building setback line or property lines that are radial to the cul-de-sac, this lot configuration was approved by the Plan Commission and Common Council as part of the PUD general development plan, so it is in compliance with the adopted PUD ordinance.
The Plan Commission has reviewed this request, and recommended its approval.
Fiscal Impact: There is an outstanding amount due of $25,140.50 invoiced in January, plus interest. This was billed to Weber Homes. Data has suggested that condominiums of this type and value will have a positive fiscal impact on the City.
