Recommendation: That the Council adopt Resolution No. 10612-030706, approving a certified survey map for the properties at 450 E. Wynbrook Drive & 540 E. Mona Drive.
Background: The applicant is requesting approval of a certified survey map that will join two (2) outlots to create one (1) parcel in the Rs-3, Single Family Residential zoning district. Lots in this district require a minimum lot width of 80 feet (90 for corner lots) and 12,000 square feet in lot area. This lot exceeds these requirements. A grading plan will need to be reviewed and approved by the Engineering Department prior to recording.
There is a 10-foot wide drainage easement running along the eastern portion of this parcel. Staff is requiring the applicant to take their driveway access from E. Wynbrook Drive so the applicant has provided a “no access” restriction along the length of the property along E. Mona Drive and along the first forty (40) feet of E. Wynbrook Drive from the intersection running north.
The Plan Commission has reviewed this request, and recommended its approval.
Fiscal Impact: Data has suggested that any homes constructed on the newly created parcel would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
