Recommendation:  That the Council adopt Resolution No. 10707-120506 approving the final plat for the first phase of the Mallard Creek subdivision,

 

Background:  The final plat will ultimately create fifteen (15) lots in the Rs-3, Single Family residential zoning district. One of the lots is shown as Outlot 1, where a temporary cul-de-sac is located.  This lot will be converted to a buildable lot at the time S. Chelsea Lee Road is extended to the north.  The original preliminary plat was approved by the Plan Commission on July 26, 2005.  These fifteen (15) lots represent phase one of the Mallard Creek Subdivision. Phase two, located to the south will have 37 lots once it is completed. 

 

The final plat substantially conforms to the preliminary plat. The public improvements have been certified as complete by the Engineering Department, the Streets Department, and the Water and Sewer Utility. 

 

The Plan Commission has reviewed this final plat and has recommended its approval.

 

Fiscal Impact:  This subdivision will generate $33,195 in impact and development fees as permits are issued for homes to be built on these lots.
