Recommendation:  That the Council adopt Resolution No. 10683-100306 approving a certified survey map for Journal Sentinel, Inc. and S & L Properties, LLC. 

Background:  Journal Sentinel, Inc. recently received Plan Commission approval of an 8,000 square foot addition to their existing facility at 7265 S. 1st Street.  One of the conditions of approval was that the applicant needed to submit a new certified survey map that reflected the new property line configurations.  The CSM will essentially shift the property line on the Journal property 6 feet to the north and eliminate an existing property line that split the Journal property into two separate parcels.

Lots in the M-1, Manufacturing zoning district require a minimum lot area of 43,560 square feet (1 acre) and a minimum lot width of 200 feet.  Each of the lots created exceeds this requirement.

The Plan Commission has reviewed this certified survey map and has recommended its approval.

Fiscal Impact:  The increased value as a result of the building addition on the site will have a positive fiscal impact on the City.
