Recommendation:  That the Council consider Resolution No. 10526-062105, approving a certified survey map reconfiguring the property boundaries at 8907 and 8995  South Howell Avenue.

 

Background:  GP-OCD Partners is requesting approval of a certified survey map (CSM) that will move the property line between the properties at 8907 & 8995 S. Howell Avenue to the south about 47 feet.  This is being done to accommodate the construction of the Gabaldon Properties retail center that the Plan Commission approved in February of 2005.  The CSM will not create any additional parcels.  With the new CSM Parcel 1 will be 2.6 acres and Parcel 2 will be 1.4 acres.  Since these properties will not have direct access to S. Howell Avenue, they have recorded an access easement agreement with Milwaukee County to ensure that the private driveways may be used by each parcel.

 

The Plan Commission has reviewed this request, and recommended its approval.

 

Fiscal Impact:  The approval of this land reconfiguruation will allow for the development of these commercial outlots, which will have a positive fiscal impact.
