Recommendation:  That the Council adopt Resolution No. 10525-062105, which would approve the development agreement for the Orchard View subdivision at 10222 S. Shepard Avenue. 

Background:  Micjensar Development, LLC is requesting Common Council approval of the development agreement for the Orchard View subdivision at 10222 S. Shepard Avenue. The subdivision would create 5 lots on a cul-de-sac in the Rs-2 Single Family Residential zoning district.  Lots in the Rs-2 zoning district require 100 feet of width (110 feet on corner lots) and a minimum lot area of 17,000 square feet. Each of the lots in this subdivision meets or exceeds this requirement.  The lots in this subdivision range from .4 acres to .9 acres in size.

The Plan Commission reviewed and conditionally approved the preliminary plat for this subdivision at their meeting of February 8, 2005.

Fiscal Impact: This subdivision will generate approximately $11,065 in impact and development fees as permits are issued for homes to be built on these lots.

Data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
