Recommendation: That the Council adopt Resolution No. 10524-062105, which would approve the development agreement for the Belmont Grove subdivision at 8455 South Pennsylvania Avenue.
Background: The Dillon Group, LLC is requesting Common Council approval of the development agreement for the Belmont Grove subdivision at 8455 South Pennsylvania Avenue. The subdivision would create 12 lots on a cul-de-sac in the Rs-2 Single Family Residential zoning district. Lots in the Rs-2 zoning district require 100 feet of width (110 feet on corner lots) and a minimum lot area of 17,000 square feet. Each of the lots in this subdivision meets or exceeds this requirement. The lots in this subdivision are all one-half acre or more.
The Plan Commission reviewed and conditionally approved the preliminary plat for this subdivision at their meeting of May 24, 2005.
Fiscal Impact: This subdivision will generate approximately $23,880 in impact and development fees as permits are issued for homes to be built on these lots.
Data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
