Recommendation:  That the Council consider Resolution No. 10505-040405, approving a certified survey map for the property at 10530 S. Chicago Road.

 

Background:  Elizabeth Silkworth is requesting approval of a Certified Survey Map (CSM) for the property at 10530 S. Chicago Road.  The proposed CSM would divide the parcel into three lots, each of which is over a half-acre in size.  Lots in the Rs-4 Residential District must be a minimum of 10,000 square feet in area and have a minimum lot width of 75 feet (85 feet for corner lots).  There is currently a house on Parcel 2 and it is anticipated that Parcels 1 and 3 will be sold for residential development.  The Wisconsin Department of Transportation has indicated that they would allow the necessary driveways to serve this land division.

 

The Plan Commission has reviewed this request, and recommended its approval.

 

Fiscal Impact:  Data has suggested that any homes constructed on the redivided parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.  There are no outstanding assessments on this property.
