Recommendation:  That the Council consider Resolution No. 10486-030105, approving a certified survey map for the property at 8830 South Shepard Avenue

 

Background:  The applicant is requesting approval of a Certified Survey Map for the property at 8830 S. Shepard Avenue.  The proposed CSM would divide the property into two (2) half-acre lots.  Lots in the Rs-3, Single Family Residential District must be a minimum of 12,000 square feet in area and 80 feet in width.  Both of the parcels exceed these minimums.   There is currently a house on Lot 1 and it is anticipated that Lot 2 will be sold for residential development. 

 

The Plan Commission has reviewed this request, and recommended its approval.

 

Fiscal Impact:  Data has suggested that any homes constructed on the redivided parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.  There are no outstanding assessments on this property.
