Recommendation: That the Council consider Resolution No. 10460-020105, approving a certified survey map for the property at 1120 W. Drexel Avenue
Background: Greggory Schmidt is requesting approval of a Certified Survey Map for the property at 1120 W. Drexel Avenue. This map will divide the existing property into four (4) parcels in the Rs-3, Single-Family Residential zoning district. Lots in this district must be a minimum of 12,000 square feet and a minimum of 80 feet wide (90 feet for corner lots). Each of the four (4) parcels created exceeds this requirement. Grading plans are approved and the Water and Sewer Utility has approved and accepted a newly constructed public sanitary sewer to service the proposed CSM. Per the Plan Commission’s recommendation, the grading plan and sanitary sewer had to be approved before the final CSM map may be approved and recorded.
The Plan Commission has reviewed this request, and recommended its approval.
Fiscal Impact: Data has suggested that any homes constructed on the new parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
