Recommendation:  That the Council adopt Resolution No. 10459-020105, which would approve the development agreement for the  Pick ‘n Save development at 2320 W. Ryan Road.

 

Background:  On October 26th of last year the Plan Commission conditionally approved the site and building plans for a 61,992 square foot Pick ‘n Save grocery store at 2320 W. Ryan Road (see attached minutes).  One of the conditions of that approval was that the utility plan be approved by the Water and Sewer Utility prior to the issuance of building permits.

 

This development agreement establishes the timing of, and the responsibility for those sanitary sewer improvements.  It also addresses such issues as the provision of sidewalks along Ryan Road and the provision of cross access easements between this and adjacent properties, when developed.

 

 

Fiscal Impact: The taxes generated by the development of this retail center will have a positive fiscal impact on the City.
