Recommendation: That the Council adopt Ordinance No. 2381, which would rezone the westerly 611.78 feet of the property at 6508 South Howell Avenue from B-2, Community Business to B-4, Highway Business, and authorize the issuance of a conditional use permit for a contractor’s shop with no outdoor storage.
Background: Alvin and Elaine Stramowski are requesting that the property at 6508 S. Howell Avenue be rezoned from B-2, Community Business to B-4, Highway Business and that a conditional use be granted allowing for a contractor’s office and shop. This rezoning is being requested to allow for the construction of an office, showroom, and shop for Stramowski Heating, Inc. The B-4, Highway Business district lists contractor’s offices and shops as a conditional use provided that there is no outside storage of equipment and materials. In addition to not having outside storage, the applicant will need to provide a 20-foot landscaped buffer between this development and the residential properties to the south. Whenever a business district abuts a residential district this is required. This buffer yard is in addition to any required side yard setback requirements.
Detailed site, building, and landscaping plans will be presented to the Plan Commission at a later date, provided the rezoning and conditional uses are approved.
The Plan Commission has recommended approval of this rezoning and conditional use subject to the included conditions and restrictions.
The legal description of this rezoning and conditional use request has been revised such that only the area proposed for development would be rezoned. The remainder of the site would retain its B-2 zoning.
