Recommendation: That the Council adopt Resolution No. 10586-122005 approving the
final plat for the Rawson Village Estates Subdivision.
Background: Ener-Con Companies, LLC is requesting approval of the final plat for the
Rawson Village Estates Subdivision at 2320 E. Rawson Avenue and 7050 S. Ash Street. This subdivision will create 12 lots in the Rs-4 Residential Single Family zoning district. The preliminary plat was approved September 15, 2004 and the final plat substantially conforms to the preliminary plat. The public improvements have been certified as complete by the Engineering Department, the Streets Department, and the Water and Sewer Utility. The plat therefore may be presented to the Common Council for approval prior to recording.
The Plan Commission has reviewed this final plat and has recommended its approval.
Fiscal Impact: This subdivision will generate $29,376 in impact and development fees as permits are issued for homes to be built on these lots.
Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
