Recommendation:  That the Council adopt Resolution No. 10585-122005 approving the final plat for Orchard View Estates subdivision.

Background:  Micjensar Development, LLC. is requesting approval of the final plat for the Orchard View Subdivision at 10222 S. Shepard Avenue. The subdivision will create 5 lots in the Rs-3, Single Family Residential zoning district. The public improvements have been certified as complete by the Engineering Department, the Streets Department and the Water and Sewer Utility. 

The Plan Commission has reviewed this request and has recommended its approval.

Fiscal Impact:  There are no outstanding assessments on this property.

This phase of the subdivision will generate approximately $11,065 in impact and development fees as permits are issued for homes on these lots.

Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
