Recommendation:  That the Council adopt Resolution No. 10569-111505, approving a certified survey map for the properties at 6868, 6840, and 6800 S. 27th Street, 6851 S. 20th Street, and 6840 S. 26th Street.

Background:  The applicant, Menards Inc., is requesting approval of a certified survey map that would redraw property lines to reflect recent land sales and exchanges to accommodate the warehouse, lumberyard, and garden center expansion at Menards and the parking lot expansion at Judy’s Family Restaurant.

Each of the parcels, with the exception of Outlot 1, meets or exceeds the minimum lot width and area requirements of their respective zoning classifications.  Additionally, each parcel meets the minimum requirement of 30 percent greenspace.  Outlot 1, which is zoned Rd-1, Two-Family Residential (PUD) does not meet the minimum lot width requirement and therefore will have the outlot designation until a public street is dedicated and improved through the property.

The Plan Commission has reviewed this request, and recommended its approval.

Fiscal Impact:  The additional nonresidential development of this parcel would have a positive fiscal impact.
