Recommendation:  That the Council adopt Resolution No. 10568-111505, approving a certified survey map for the property at 808 E. Fitzsimmons Road.

Background:  The applicant, Janet Leonardelli is requesting approval of a certified survey map that will create two (2) parcels in the Rs-3, Single Family Residential zoning district.  The subject parcel was created with a certified survey map that was approved by the Common Council on January 18, 2005 and amended via a minor land division on June 16, 2005.  The new owner would create an additional 12,800 square foot residential parcel.  The existing house at 808 E. Fitzsimmons Road would be on the remaining 21,740 square foot parcel. Lots in the Rs-3 Single Family Residential require a minimum lot width of 80 feet and 12,000 square feet in lot area.  Each of these lots meets or exceeds these requirements.  A grading plan will need to be reviewed and approved by the Engineering Department prior to recording.  Any of the remaining accessory buildings, including the barn, on Parcel 2 will also need to be removed prior to recording.

The Plan Commission has reviewed this request, and recommended its approval.

Fiscal Impact:  Data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
