Recommendation:  That the Council adopt Resolution No. 10553-100405 which would approve the development agreement for the Mallard Creek Subdivision, located at 10026 & 10140 S. Nicholson Road & 1834 E. Oakwood Road

 

Background:  Country Creek Homes is requesting Common Council Approval of the development agreement for the Mallard Creek Subdivision at 10026 & 10140 S. Nicholson Road & 1834 E. Oakwood Road.  The subdivision will create 52 lots in the Rs-3, Single Family Residential zoning district.   These lots range in size from 12,371 square feet (.28 acre) to 49,065 square feet (1.06 acres).  Lots in the Rs-3 zoning district require 80 feet of width (90 feet on corner lots) and a minimum lot area of 12,000 square feet each of the lots in this subdivision meets or exceeds this requirement.

 

The development agreement details the responsibility for and timing of any public improvements required for the development of this subdivision.

 

The Plan Commission reviewed and conditionally approved the preliminary plat for this subdivision at their meeting of July 26, 2005.

 

Fiscal Impact: This subdivision will generate approximately $115,076 in impact and development fees as permits are issued for homes to be built on these lots.

 

Data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
