Recommendation: That the Council consider Resolution No. 10548-100405, approving a certified survey map for the property at 8201 S. Howell Avenue.
Background: The applicant is requesting a certified survey map that would split off the Taco Bell portion of the Howell Oaks retail development into a separate parcel. This development was approved at the April 12, 2005 Plan Commission meeting.
The newly created Taco Bell property will be 41,796 square feet (.96 acres) and the Howell Oaks property will be 512,516 (11.76 acres). Parcels in B-4, Highway Business district require a minimum of 150 feet of lot width and 30,000 square feet in area. Both of the newly created parcels exceed this requirement. After the split, Lot 1 will have 36 percent greenspace and Lot 2 will have 38 percent, so both properties meet the 30 percent greenspace requirement.
The Plan Commission has reviewed this request, and recommended its approval.
Fiscal Impact: The approval of this certified survey map would split a parcel currently being developed for commercial purposes, which will have a positive fiscal impact.
