Recommendation: That the Council adopt Ordinance No. 2336, approving the rezoning of the property at 10222 S. Shepard Avenue from Rs-3, Single Family Residential to Rs-2, Single Family Residential.
Background: Micjensar Development, LLC is requesting that the property at 10222 S. Shepard Avenue be rezoned from Rs-3, Single Family Residential to Rs-2 single family residential. They are requesting this rezoning so this parcel will match the Rs-2 zoning on the parcels to the north, in anticipation of submitting a preliminary plat for the Shepard’s Orchard and Orchard View subdivision developments. Lots in the Rs-2 zoning district require 100 feet of width (110 feet on corner lots) and a minimum lot area of 17,000 square feet. Considering this rezoning will require larger lot sizes for any future development, staff supports this rezoning proposal.
The Plan Commission has reviewed this request, and has recommended its approval.
Fiscal Impact: Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs. It is more likely that this goal would achieved given the larger and wider lots.
