Recommendation:  That the Council consider Resolution No. 10456-011805, approving a certified survey map for the property at 7725 S. 13^th Street.

Background:  Mark and Debra Ireland are requesting approval of a two (2) lot certified survey map at 7725 S. 13th Street.  Lot 1 will be 37,834 square feet (.87 acres) and Lot 2 will be 15,299 square feet (.35 acres).  The Rs-3 single family residential zoning district requires a minimum lot area of 12,000 square feet and a minimum lot width of 80 feet (90 for corner lots).  Both lots meet or exceed this requirement. 

The grading plan has been approved by the Engineering department and some minor technical corrections have been made to the final CSM.  In addition we have received a letter from Milwaukee County stating that they have access to S. 13th Street. 

The Plan Commission has reviewed this request, and recommended its approval

Fiscal Impact:  Data has suggested that any homes constructed on the new parcel would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
