Recommendation: That the Council consider Resolution No. 10455-011805, approving a certified survey map for the property at 808 E. Fitzsimmons Road.
Background: Eileen Henkel is requesting approval of a Certified Survey Map for the property at 808 E. Fitzsimmons Road. This map will divide the existing property into four (4) parcels in the Rs-3, Single-Family Residential zoning district. Lots in this district must be a minimum of 12,000 square feet and a minimum of 80 feet wide (90 feet for corner lots). Each of the four (4) parcels created exceeds this requirement. Parcel 4 has has an officially mapped street running east-west through it and some wetlands at the northwest corner of the property. Grading plans are currently being reviewed by the Engineering Department for these new parcels. Per the Plan Commission’s recommendation, these grading plans must be approved before the map may be recorded.
The Plan Commission has reviewed this request, and recommended its approval.
Fiscal Impact: Data has suggested that any homes constructed on the new parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs. Outstanding deferred assessments of $16,815.05 become due and payable upon Common Council approval of the CSM.
