Recommendation:  That the Council adopt Ordinance No. 2305 approving a rezoning of a portion of the 8201 S. Howell Avenue from M-1, Manufacturing to B-4, Highway Business.

 

BackgroundDemco WI 1, LLC is requesting that a portion of the property at 8201 S. Howell Avenue be rezoned from M-1, Manufacturing to B-4, Highway Business.  The land use map accompanying the adopted comprehensive plan illustrates this area as General Industrial.  The continued development of our industrial areas as well as the sustained residential development in the City has created a demand for retail uses.  This corner, at the signalized intersection of a State highway and a significant East-West collector street, is appropriate for retail development, albeit not at the same scale as the development previously proposed for the lands on the south side of Forest Hill Avenue.

 

The Plan Commission has reviewed this proposal, and has recommended its approval.

 

Fiscal Impact:  There are no outstanding assessments on this property.  Commercial development of these properties will have a positive fiscal impact.
