Recommendation:  That the Council adopt Resolution No. 10376-051804, approving a certified survey map for the property at 1731 E. Drexel Avenue.

 

Background:  The Conservation Fund, on behalf of the property owner, Judith Grall is requesting approval of a certified survey map that would subdivide a 2.3 acre parcel containing the existing home from the property at 1731 E. Drexel Avenue.  The remainder of the 24.4 acres would be acquired by The Conservation Fund, who would in turn place a conservation easement prohibiting future development on the property.

 

The lands in question are zoned Rs-1, Single Family Residential.  Properties in this zoning district must be a minimum of one-half acre in size with a minimum lot width of 115 feet.  Both properties exceed this minimum criteria.

 

The Plan Commission has reviewed this request and has recommended its approval.

 

Fiscal Impact:  The land and improvements have a current assessed value of $104,600 (land $42,000, improvements $62,600).  Even though 22 acres of this property would be taken off the tax rolls, the assessed valuation will likely not be greatly affected.  There is $13,230.06 in outstanding deferred special assessments on this property.
