Recommendation: That the Council adopt Resolution No. 10374-051804, which would approve the development agreement for the Genevieve’s Garden subdivision at 2021 E. Drexel Avenue.
Background: John Helding (Legacy Development) is requesting approval of a development agreement for the subdivision known as Genevieve’s Garden at 2021 E. Drexel Avenue. The subdivision would create 19 lots in the Rs-1, Single Family Residential zoning district. Lots within this zoning district must have a minimum area of 1/2 acre (21,780 square feet) with a minimum lot width of 115 feet. Each of the lots within this subdivision meets or exceeds that minimum criteria.
The proposed subdivision layout mirrors the official map that was adopted for this neighborhood.
The Plan Commission reviewed and approved the preliminary plat for this subdivision at their meeting of January 13, 2004.
Fiscal Impact: In general these lots, and the homes built upon them will likely will have a positive impact on the City’s tax base, and will provide at least $37,810 in bikeway and impact fees.
