Recommendation: That the Council adopt Resolution No. 10365-040504 approving the final plat for the Clover Ridge subdivision.
Background: Kaerek Builders, Inc. is requesting approval of the final plat for the Clover Ridge subdivision at 8150 S. Wynona Drive and 8071 S. Willow Drive. This subdivision will create 15 lots in the Rs-3, Single Family Residential subdivision. The public improvements have been certified as complete by the City Engineer. Therefore, the plat can be presented to the Council for approval. The plat has been corrected to redefine its northerly boundary, and to provide for an easement for the drainage way at the north end of Outlot 1.
The Plan Commission has reviewed this final plat and has recommended its approval.
Fiscal Impact: This subdivision will generate approximately $28,395 in impact and development fees as permits are issued for homes to be built on these lots.
Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
