Recommendation:  That the Council adopt Resolution No. 10345-030204, approving a certified survey map for a portion of the property at 8201 S. Howell Avenue.

 

BackgroundDEMCO WI 1, LLC, on behalf of Ebenezer Child Care Centers is requesting approval of a certified survey map that would subdivide a 1.5625 acre parcel from the remaining 12.7253 acre property at 8201 S. Howell Avenue.  The property is zoned M-1, Manufacturing, and is currently the subject of a rezoning and conditional use permit request for a day care center.  The proposed lot meets the minimum requirements of the B-3 zoning district.  However, the lot width of 189.44 feet is less than the required 200 foot minimum for manufacturing-zoned properties.  As such, this CSM should not be recorded unless the zoning is changed on the property as requested.

 

The Plan Commission has reviewed this request and has recommended its approval.

 

Fiscal Impact:  The subdivision of this property is one step in the development of a not for profit day care center on the property (see fiscal impact for the rezoning)
