Recommendation: That the Council adopt Resolution No. 10356-031604, approving a certified survey map for the property at 9200 S. Nicholson Road, subject to conditions listed in Plan Commission approval.
Background: Timothy and Barbara Sommers are requesting approval of a certified survey map that would subdivide the property at 9200 S. Nicholson Road into parcels of 1.7 and .927 acres. This property is zoned Rs-3, Single Family Residential. Properties within this zoning district must be a minimum of 12,000 square feet in area (.275 acres) with a minimum lot width of 80 feet. Each of these parcels meets or exceeds that minimum criteria. A grading and drainage plan has been submitted for Parcel 2. This must be approved by the City Engineer prior to recording of the map.
The Plan Commission has reviewed this request and has recommended its approval subject to the completion of technical corrections and grading plans for parcel 2.
Fiscal Impact: Recent data has suggested that any homes constructed on the newly created parcel would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs. The newly created parcel would be subject to the payment of impact fees.
