Recommendation: That the Council adopt Resolution No. 10355-031604, approving a certified survey map for the property at 10222 S. Shepard Avenue, subject to conditions listed in Plan Commission approval.
Background: Fred Wobick is requesting approval of a certified survey map that would subdivide a 20,000 square foot parcel from the remaining 7.1 acre property at 10222 S. Shepard Avenue. This property is zoned Rs-3, Single Family Residential. Properties within the Rs-3 zoning district must be a minimum of 12,000 square feet in area with a minimum lot width of 80 feet. These parcels exceed that minimum and should be recommended for approval.
The Plan Commission has reviewed this request and has recommended its approval subject to the completion of technical corrections and grading plans for parcel 2.
Fiscal Impact: Recent data has suggested that any homes constructed on the newly created parcel would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs. The newly created parcel would be subject to the payment of impact fees. There is a total of $15,173.91 for seven assessments.
