Recommendation:  That the Council adopt Resolution No. 10340-020304, approving a certified survey map for the property at 1848 W. Drexel Avenue, subject to conditions listed in Plan Commission approval.

Background:  Greggory Schmidt is requesting approval of a certified survey map that would subdivide the property at 1848 W. Drexel Avenue into two parcels of 30,525 square feet and a third  parcel of 31,529 square feet.  The properties are zoned Rs-3, Single Family Residential.  Parcels within this zoning district must be a minimum of 12,000 square feet with a minimum lot width of 80 feet.  Each of these properties exceeds those minimum requirements. 

The Plan Commission has reviewed this request and has recommended its approval.

Fiscal Impact:  Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.  Each of the newly created parcels would be subject to the payment of impact fees.
