Recommendation:  That the Council adopt Resolution No. 10275-090203, approving a certified survey map for the properties at 8930, 8950 and 9000 S. 27th Street.

 

Background:  Tom and Fran Tohovitis are requesting approval of a revised certified survey map that would redivide the properties at 8930, 8950 and 9000 S. 27th Street into parcels of 1.55, 2.19 and 1.40 acres.   There are no minimum lot area and width requirements for properties within the B-2 zoning district.  They must have a sufficient area and width for the principal structures and their accessory structures, off street parking and loading areas and required setbacks.  This map is being revised in order to accommodate a potential purchaser of Parcel 1.

 

The existing restaurant and related facilities are on Parcel 2.  By increasing the size of Parcel 1, the percentage of green space on Parcel 2 has been reduced.  In order to provide the requisite 30 percent green space on Parcel 2 (the site containing the restaurant), the owners will be removing 5762 square feet of asphalt and will be replacing it with green space. 

 

Fiscal Impact:  There are no outstanding assessments on these properties.  Future commercial development on the vacant parcels would have a positive fiscal impact on the City.
