Recommendation: That the Council adopt Resolution No. 10254-070103, approving the certified survey map for the property at 8537 S. Pennsylvania Avenue.

Background: The Grace Lutheran Church is requesting approval of a certified survey map that would subdivide the property at 8537 S. Pennsylvania Avenue into parcels of 10.86 and 14.4 acres. The 10.86 acre parcel is the location of the Belmont Grove subdivision, for which a preliminary plat was approved by the Plan Commission in August of last year.

The parcels being divided as part of this certified survey map meet the minimum dimensional requirements for the zoning districts in which they are located, and should be approved. The map is being corrected to illustrate a storm drainage easement along the south property line as well as the location of wetlands and floodplain on the property.

The Plan Commission has reviewed this certified survey map and has recommended its approval.

Fiscal Impact: A March, 2002 report suggests that the homes developed within this subdivision would need to be valued at or above $249,577 to generate revenues equal to costs.
