Recommendation:  That the Council adopt Resolution No. 10253-070103 approving a certified survey map for the property at 2031 W. Ryan Road.

 

Background:  SSA Delaware LLC (Speedway Travel Center) is requesting approval of a revised certified survey map that would subdivide the property at 2031 W. Ryan Road into parcels of 25.83 and 1.18 acres.  Properties within the B-4 zoning district must be a minimum of 30,000 square feet in area with a minimum lot width of 150 feet.  Each of these parcels exceeds that minimum criteria.

 

This certified survey map is being revised at the request of the property owner, SSA Delaware, LLC.  After more thorough consideration of the earlier CSM, they have decided that they would like to keep the existing 90± foot high pylon sign.  Originally, they had agreed to remove it as part of the development of this corner.  There was some internal confusion on their part regarding this sign.

 

In any case, the proposal is to reconfigure the property boundary to keep the existing pylon sign as part of Parcel 2.  This in turn reconfigures the parcel they are selling for development at the corner.  The site plan for this new development has been reconfigured to account for these changes.

 

The Plan Commission has reviewed this certified survey map and has recommended its approval.

 

Fiscal Impact:  Commercial development of this new parcel will contribute to the City’s tax base.
