Recommendation: That the Council adopt Resolution No. 10248-060303, which would approve the development agreement for the subdivision known as Riverview Estates Addition No. 2 at 860 W. Riverside Drive.
Background: The Midwest Real Estate Development Company, Inc. is requesting Common Council approval of a development agreement for the third and final phase of the Riverview Estates subdivision. This last phase consists of six lots in the Rd-1, Two-Family Residential zoning district at 862 W. Riverside Drive. Lots in this district have to be at least 100 feet in width and contain at least 15,000 square feet of land area. The Plan Commission had approved this preliminary plat in August of 2001.
Fiscal Impact: In general, these six duplex lots, unless they are developed as condominiums, will not provide a positive impact on the City’s tax base, but it will provide at least $17,040 in bikeway and impact fees.
