Recommendation:  That the Common Council adopt Ordinance No. 2253, which would rezone the property at 7625 S. Howell Avenue from I-1, Institutional to M-1, Manufacturing and grant a conditional use permit for the storage of vehicles and equipment.

 

Background:  Midwest Paralegal Services, Inc. is requesting that the property at 7625 S. Howell Avenue be rezoned from I-1, Institutional to M-1, Manufacturing with a conditional use permit for storage of vehicles and equipment.

 

The primary use of the property would be as a professional office, which is a permitted use in the M-1 zoning district.  A secondary use of the property would involve the use of the existing outbuilding for storage of vehicles and equipment that may not be associated with the principal use.

 

The proposed use of the property is consistent with the Comprehensive Plan for the area, which calls for planned mixed use.

 

The Plan Commission has recommended that the property be rezoned, and that the conditional use permit be granted.

 

Fiscal Impact:  The rezoning and conditional use permit are a necessary step in the sale of the existing Police Station that will add approximately $880,000 back on the tax rolls.
