Recommendation:  That the Council adopt Resolution No. 10249-061703, which would approve the development agreement for the first phase of the Glen Crossing subdivision at 8360 S. 13th Street.

 

Background:  The Pilgrim Development Group is requesting approval of the development agreement for the first phase of the Glen Crossing subdivision at 8360 S. 13th Street.  This first phase of the subdivision consists of 36 lots in the Rs-3, Single Family Residential zoning district.  The lots have been increased in size to meet the new width and area requirements.

 

The Plan Commission originally approved the preliminary plat for this subdivision in July of 2000.  State statutes state that if the final plat is not submitted within 24 months after the last required approval of the preliminary plat, any approving authority may refuse to approve the final plat.   On June 10, 2003 the Plan Commission re-approved the preliminary plat for this first phase.

 

 

Fiscal Impact:  In general these lots will not provide a positive impact on the City’s tax base, but it will provide at least $68,148 in bikeway and impact fees.
