Recommendation:  That the Council adopt Resolution No. 10243-052003 approving a certified survey map for the property at 840 West Ryan Road.

Background:  Ryan Road Storage, LLC is requesting approval of a certified survey map that would subdivide the property at 840 W. Ryan Road into parcels of 3.85 and 11.37 acres.  This property is zoned M-1, Manufacturing.  Parcels within the M- 1 zoning district must be a minimum of 1 acre in size with a minimum lot width of 200 feet.  Each of these parcels exceeds that minimum criterion.  This land division is reflective of the approved use and site plan for this property for Cummins NPower and Ryan Road Storage.

The CSM has been corrected to provide the necessary emergency access easement.  The Plan Commission has recommended approval of this certified survey map.

Fiscal Impact:  The nonresidential development of the properties being subdivided by this CSM will result in a positive fiscal impact on the City.
