Recommendation:  That the Council adopt Resolution No. 10229-041503 approving a certified survey map for the properties at 9827, 9853, 9877, 9905 and 9945 South 13th Street.

Background:  Demco Wisconsin 2, LLC is requesting approval of a certified survey map that would consolidate and redivide the properties at 9827, 9853, 9877, 9905 and 9945 S. 13th Street in the Creekside Corporate Park into parcels of 17.06 and 6.46 acres as well as outlots of 1.0004 and 1.36 acres.  These properties would be redivided as necessary as the remainder of the park develops.

As proposed, Lot 1 would be sold for future development.  Lot 2 would be retained by the original developers of the park.  Outlot 1 would be retained for the existing stormwater management facilities.  Outlot 2 would contain the private road providing access to Lots 1 and 2.  This land consolidation/division is consistent with the adopted general development plan for the planned unit development.  As part of this process the development agreement for the project is proposed to be modified to allow for multiple developers within the park.

The Plan Commission has recommended approval of this certified survey map.

Fiscal Impact:  None, this is a consolidation and redivision of existing properties.  No additional parcels are being created as a result of this certified survey map.
