Recommendation: That the Council adopt Resolution No.10217-030403, which would approve the development agreement for the Clover Ridge subdivision located at 8150 S. Wynona Drive and 8071 S. Willow Drive.
Background: Kaerek Builders, Inc. is requesting approval of a development agreement for the Clover Ridge subdivision at 8150 S. Wynona Drive and 8071 S. Willow Drive. The preliminary plat for this subdivision was approved by the Plan Commission in 1997. The development agreement implements the approved preliminary plat.
This subdivision is zoned Rs-3, Single Family Residential. The 15 lots within this proposed subdivision exceed the minimum standards for this zoning district. The average lot size is 16,500 square feet.
This item was held over from the previous Common Council meeting. There was some question whether this subdivision would be held to the new stormwater standards. Research by the Engineering Department has indicated that this subdivision will indeed be held to the current stormwater standards.
Fiscal Impact: The 15 lots in this subdivision will contribute impact fees in excess of $27,000.00. $20,622.32 in outstanding deferred assessments will be paid in conjunction with the development of this portion of the property. The remaining balance of $48,118.75 will remain deferred until future development.
