Recommendation:  That the Council adopt Resolution No. 10318-120203 approving the final plat for Georgetown Commons West Addition No. 1.

Background:  Kaerek Builders is requesting approval of the final plat for the subdivision known as Georgetown Commons West Addition No. 1 at 10740R S. Howell Avenue and 771 E. Randy Road.  This phase of the subdivision will create 83 lots in the Rs-3, Single Family Residential zoning district.  The public improvements have been certified as complete by the City Engineer.  Therefore, the plat can be presented for consideration by the Common Council. 

The Plan Commission has reviewed this request and has recommended its approval.

Fiscal Impact:  This phase of the subdivision will generate approximately $189,821 in impact and development fees as permits are issued for homes to be built on these lots.

Recent data has suggested that any homes constructed on the newly created parcels would need to have an assessed value in excess of $249,577 in order to generate revenues equal to costs.
